WHO WE ARE

A Dallas-Fort Worth Commercial Construction Company Built on Accountability

M&D General Contracting is a commercial construction management firm headquartered in Rockwall, Texas, founded by Danny Perez and Mitchell Allen. The company was built on a straightforward mission: bringing clients' visions to life through transparent construction management services.

Mitchell Allen serves as Vice President and brings over 15 years of experience in the construction industry. He started in the trades at age 15 working for his father's plumbing company, eventually founding his own commercial plumbing firm specializing in medical facilities. That hands-on experience working with different trades through full commercial buildouts—from light industrial to medical, dental, and outpatient surgery—led him into general contracting. Mitchell holds a journeyman plumber certification with a medical gas piping endorsement and maintains a deep network of reputable subcontractors across DFW.

The M&D team includes Paul New, Project Coordinator, who holds a B.S. in Construction Science from Texas A&M–Commerce and brings technical expertise in CAD, BIM coordination, and construction documentation. Kevin Weable serves as Commercial Director of Site Selection, and the operations team is supported by dedicated office management, marketing, and design staff.

M&D works across a wide range of industries—retail, office, medical, restaurant, industrial, nonprofit, and education—offering services from site selection and design through construction and post-completion support. The company manages commercial buildouts, remodels and renovations, turnkey tenant improvements, and ground-up construction projects across the DFW metroplex.

How to Evaluate Commercial Construction Companies in Dallas, TX

EVALUATION GUIDE

01

Verified Texas Licensing & Insurance

Texas has no statewide GC license—licensing is municipal. Verify city registrations, general liability ($1M+ per occurrence), workers' comp, and bonding capacity for your project's city.responsibilities, or a short bio with a background summary.

✓ M&D is registered across multiple DFW municipalities

02

Verifiable Project History in Your Building Type

Commercial experience doesn't transfer across building types. A strong office builder may struggle with medical. Ask for completed projects matching your specific type, scope, and budget.

✓ M&D has completed projects across seven industries

03

DFW-Specific Permitting Experience

Every DFW city has its own permitting office, code interpretations, and review timelines. A Houston contractor won't know the DallasNow portal or Rockwall's building department.

✓ M&D has active permit history across the metroplex

04

Named Leadership & Accessible Decision-Makers

In large firms, the salesperson rarely manages the project. Ask: "Who will be my day-to-day contact, and can I meet them before signing?" Accessibility matters.

✓ M&D's founding principals touch every project

05

Transparent & Detailed Budgeting

Avoid lump-sum bids with no visibility. Require line-item budgets breaking out labor, materials, subs, and general conditions. Ask how change orders are documented and priced.

✓ M&D provides full line-item preconstruction budgets

06

References You Can Actually Contact

Ask for three references from projects completed in the last 12 months—and call them. Ask: Was it on time? Budget surprises? Would you hire them again?

✓ M&D provides references proactively

Dallas Commercial Construction Market (1).png

THE DFW MARKET

Why Dallas-Fort Worth Is One of the Fastest-Growing Commercial Markets in the U.S.

M&D isn't a national firm parachuting into DFW to chase the boom. We're a North Texas company, headquartered in Rockwall, with established subcontractor relationships, current permitting experience across multiple cities, and the knowledge that comes from building here every day.

The DFW metroplex continues to be one of the most active commercial construction markets in the country—with consistent corporate relocations bringing major employers and their office, industrial, and retail needs into North Texas.

For construction clients, this growth is a double-edged sword. More demand means more contractors entering the market—some experienced, many not. Permitting offices are busier, material lead times are longer, and experienced subcontractors are in higher demand than at any point in the last decade.

Questions to Ask Before Hiring a Commercial Construction Company in Dallas-Fort Worth

  • Focus on six areas: verified licensing in the specific city where your project is located, documented project history matching your building type, DFW-specific permitting experience, accessible named leadership, transparent line-item budgeting, and contactable recent references. Any contractor who resists providing specifics in any of these areas is a risk.

  • Texas does not have a statewide general contractor license. Contact the building department of the city where your project is located to verify the contractor holds a current registration. For accessibility compliance on commercial projects, you can also check with the Texas Department of Licensing and Regulation (TDLR). Don't rely on a contractor's self-reported license number—verify it independently.

  • A general contractor contracts directly with the property owner, holds all subcontracts, and assumes direct responsibility for delivering the project. A construction manager often acts in an advisory capacity without always holding contractual risk. M&D operates as a full general contractor with construction management-level service—single-source accountability combined with proactive advisory communication.

  • Yes, through design-build delivery. The construction company coordinates both the design and construction teams under one contract, reducing timelines and keeping the budget aligned from concept through completion. M&D offers full design-build services and also works within traditional design-bid-build when clients have their own architect.

  • M&D manages multiple concurrent projects, each with a dedicated project manager from preconstruction through closeout. We are intentional about capacity—we don't take on more work than we can staff. Your project will never compete for attention with a volume-driven workload.
